Rental Qualification

• Applicants must be 18 years of age. 

• Valid Government-issued photo ID is required 

• Household gross monthly income should be at lease 3 times the rent amount 

• Credit Score of at least 600

• Employment and income verification is required 

• A credit and background check will be conducted 

• Positive Rental History and Landlord reference is preferred 

• Co-Signers MUST reside in the state of Georgia

Automatic Disqualification:

• Applicant is a registered sex offender or has a convection related to drugs or violence 

• Applicant has a felony convection within the last 7 years, unless documentation of stolen identity 

• The applicant is an active bankruptcy or a bankruptcy discharged within the last 3 years 

• The applicant as had an eviction filed or dispossessory served within the last 7 years 

• The applicant owes another landlord or property management a balance 

• The applicant has an outstanding collection balance with a utility company 

*All applicants are screened using the same qualifications standards in compliance with Federal Fair Housing Act and all applicable Georgia and local laws.
